Bir s\u00f6zle\u015fme ili\u015fkisi \u00e7er\u00e7evesinde ger\u00e7ekle\u015ftirilen bu faaliyetin, taraflar bak\u0131m\u0131ndan hukuki uyu\u015fmazl\u0131k olu\u015fturmamas\u0131 noktas\u0131nda, s\u00f6zle\u015fmelerin dikkatle ve \u00f6zenle d\u00fczenlenmesi gerekmektedir. \u0130\u015fbu yaz\u0131m\u0131zda da s\u00f6zle\u015fme kapsam\u0131nda taraflar\u0131n hak ve bor\u00e7lar\u0131 detayl\u0131 \u015fekilde ele al\u0131nm\u0131\u015f ve s\u00f6zle\u015fme haz\u0131rlan\u0131rken dikkat edilmesi gereken hususlara yer verilmi\u015ftir.<\/p><p>Bilindi\u011fi \u00fczere, Kat Kar\u015f\u0131l\u0131\u011f\u0131 \u0130n\u015faat S\u00f6zle\u015fmesi, T\u00fcrk Bor\u00e7lar Kanunu\u2019nda d\u00fczenlenmemi\u015f olan karma tipli, iki tarafa bor\u00e7 y\u00fckleyen, ani edimli bir s\u00f6zle\u015fmedir. Bu S\u00f6zle\u015fme; eser s\u00f6zle\u015fmesi ve ta\u015f\u0131nmaz sat\u0131\u015f vaadi s\u00f6zle\u015fmesinin unsurlar\u0131n\u0131 ihtiva etmektedir.<\/p><p>Kat Kar\u015f\u0131l\u0131\u011f\u0131 \u0130n\u015faat S\u00f6zle\u015fmesi ile esas olarak Arsa sahibi, Y\u00fckleniciye arsa pay\u0131 devrini bor\u00e7lanmakta, bunun kar\u015f\u0131l\u0131\u011f\u0131nda Y\u00fcklenici ise ba\u011f\u0131ms\u0131z b\u00f6l\u00fcm in\u015fa etmeyi \u00fcstlenmektedir. Bu s\u00f6zle\u015fme birka\u00e7 farkl\u0131 \u015fekilde d\u00fczenlenebilmekte olup, uygulamada en \u00e7ok kar\u015f\u0131la\u015f\u0131lan t\u00fcr\u00fcnde; arsa sahibi arsa paylar\u0131n\u0131n devrini taahh\u00fct etmekte, y\u00fcklenici de ba\u011f\u0131ms\u0131z b\u00f6l\u00fcm yap\u0131m\u0131n\u0131 \u00fcstlenmektedir. Di\u011fer bir t\u00fcr\u00fcnde ise; s\u00f6zle\u015fme, arsan\u0131n tamam\u0131n\u0131n y\u00fckleniciye devredilmesi suretiyle Y\u00fcklenicinin ba\u011f\u0131ms\u0131z b\u00f6l\u00fcm in\u015fas\u0131 ve devri borcu alt\u0131na girmesi \u015feklinde kurulmaktad\u0131r. Bu \u015fekilde kurulan bir s\u00f6zle\u015fmede, arsa sahibinin haklar\u0131n\u0131 g\u00fcvence alt\u0131na almak maksad\u0131yla devredilen arsa \u00fczerinde, arsa sahibi lehine ipotek kurulmas\u0131 yararl\u0131 olacakt\u0131r.<\/p><p><strong>S\u00f6zle\u015fmenin \u015eekli:<\/strong><\/p><p>Yukar\u0131da belirtti\u011fimiz \u00fczere kat kar\u015f\u0131l\u0131\u011f\u0131 in\u015faat s\u00f6zle\u015fmesi T\u00fcrk Bor\u00e7lar Kanunu\u2019nda d\u00fczenlenmemi\u015f olup, bu s\u00f6zle\u015fmesinin kayna\u011f\u0131 s\u00f6zle\u015fme serbestisi ilkesidir. \u0130\u015fbu s\u00f6zle\u015fme ta\u015f\u0131nmaz m\u00fclkiyetinin devri sonucunu do\u011furdu\u011fundan resmi \u015fekle uygun yap\u0131lmas\u0131 gereklidir. Bu ispat \u015fekli de\u011fil, ge\u00e7erlilik \u015feklidir. Bu kapsamda Noterlik Kanunu\u2019nun 89. Maddesi; \u201c<em>Niteli\u011fi bak\u0131m\u0131ndan tapuda i\u015flem yap\u0131lmas\u0131n\u0131 gerektiren s\u00f6zle\u015fme ve vekaletnamelerle, vasiyetname, m\u00fclkiyeti muhafaza kayd\u0131 ile sat\u0131\u015f, gayrimenkul sat\u0131\u015f va&#8217;di, vak\u0131f senedi, evlenme mukavelesi, evlat edinme ve tan\u0131ma, miras\u0131n taksimi s\u00f6zle\u015fmesi ve di\u011fer kanunlarda \u00f6ng\u00f6r\u00fclen sair i\u015flemler bu fas\u0131l h\u00fck\u00fcmlerine g\u00f6re d\u00fczenlenir\u201d<\/em> h\u00fckm\u00fcn\u00fc havidir. H\u00fck\u00fcmden bahisle tapuda arsa pay\u0131 devri gibi bir i\u015flem yap\u0131lmas\u0131 gerektiren bu s\u00f6zle\u015fmenin, Noterde d\u00fczenleme \u015feklinde yap\u0131lmas\u0131 gereklili\u011fi a\u00e7\u0131kt\u0131r.<\/p><p>Resmi \u015fekil her ne kadar ge\u00e7erlilik \u015fekli olsa da bu hususunun k\u00f6t\u00fcye kullan\u0131lmas\u0131n\u0131n \u00f6nlenebilmesi noktas\u0131nda, Yarg\u0131tay 15. Hukuk Dairesi, 11. 07. 2005 tarih, 2004\/5895 E.,2005\/4170K<em>. \u201cKat kar\u015f\u0131l\u0131\u011f\u0131 in\u015faat s\u00f6zle\u015fmelerinin ge\u00e7erli olabilmeleri i\u00e7in MK. 706, B. K. 213. Noterlik Kanunun 60. ve Tapu Kanunun 26. maddesi gere\u011fi noterden d\u00fczenlenme bi\u00e7iminde yap\u0131lmas\u0131 gerekir<\/em>\u201d \u015feklindeki karar\u0131 ile s\u00f6zle\u015fmenin \u015fekle uygun yap\u0131lmad\u0131\u011f\u0131 takdirde ge\u00e7ersiz olaca\u011f\u0131n\u0131 de\u011ferlendirmi\u015ftir. Ancak s\u00f6zle\u015fme i\u00e7in \u00f6ng\u00f6r\u00fclen bu \u015feklin mutlak oldu\u011fu d\u00fc\u015f\u00fcnmemelidir. \u015eayet edimlerin ifas\u0131 tamamlanm\u0131\u015f ise, bu a\u015famada taraflardan birinin \u015fekle ayk\u0131r\u0131l\u0131\u011f\u0131 ileri s\u00fcrmesi T\u00fcrk Medeni Kanunu\u2019nun 2. maddesinde d\u00fczenlenen d\u00fcr\u00fcstl\u00fck kural\u0131na ayk\u0131r\u0131l\u0131k te\u015fkil edecektir.<\/p><p>S\u00f6zle\u015fmenin Tapu K\u00fct\u00fc\u011f\u00fcne \u015ferhi ile ilgili olarak ise T\u00fcrk Medeni Kanunu\u2019nun 1009. Maddesi<em>, \u201cArsa pay\u0131 kar\u015f\u0131l\u0131\u011f\u0131 in\u015faat, ta\u015f\u0131nmaz sat\u0131\u015f vaadi, kira, al\u0131m, \u00f6nal\u0131m, gerial\u0131m s\u00f6zle\u015fmelerinden do\u011fan haklar ile \u015ferh edilebilece\u011fi kanunlarda a\u00e7\u0131k\u00e7a \u00f6ng\u00f6r\u00fclen di\u011fer haklar tapu k\u00fct\u00fc\u011f\u00fcne \u015ferh edilebilir.\u201d \u00a0<\/em>h\u00fckm\u00fcn\u00fc havi olup, a\u00e7\u0131kt\u0131r ki i\u015fbu s\u00f6zle\u015fme tapu k\u00fct\u00fc\u011f\u00fcne \u015ferh edilebilir niteliktedir.<\/p><p><strong>Kat Kar\u015f\u0131l\u0131\u011f\u0131 \u0130n\u015faat S\u00f6zle\u015fmesinde Taraflar\u0131n Bor\u00e7lar\u0131:<\/strong><\/p><ul><li><strong>Y\u00fcklenicinin Bor\u00e7lar\u0131<\/strong><\/li><\/ul><p>Y\u00fcklenici esas borcu; belirtilen zaman ve bi\u00e7imde ba\u011f\u0131ms\u0131z b\u00f6l\u00fcm\u00fc bitirip teslim etmektir. Bahse konu s\u00f6zle\u015fme isimsiz bir s\u00f6zle\u015fme oldu\u011fundan, Y\u00fcklenicinin bor\u00e7lar\u0131 belirlenirken TBK\u2019de d\u00fczenlenmi\u015f olan eser s\u00f6zle\u015fmesi h\u00fck\u00fcmleri k\u0131yasen uygulanacakt\u0131r.<\/p><p>Y\u00fcklenici; in\u015faat\u0131 do\u011frudan do\u011fruya kendisi yapmak veya kendi y\u00f6netimi alt\u0131ndaki ki\u015filere yapt\u0131rmakla y\u00fck\u00fcml\u00fcd\u00fcr. Bu kapsamda bizzat ifa borcu olan Y\u00fcklenici; eser s\u00f6zle\u015fmesine paralel olarak \u00fcstlendi\u011fi edimleri, arsa sahibinin hakl\u0131 menfaatlerini g\u00f6zeterek, sadakat ve \u00f6zenle ifa etmek zorundad\u0131r.<\/p><p>Eserin yap\u0131m\u0131nda kullan\u0131lacak olan malzeme hususuna ili\u015fkin olarak ise \u015fayet malzeme arsa sahibi taraf\u0131ndan sa\u011flanm\u0131\u015fsa Y\u00fcklenici, onlar\u0131 gereken \u00f6zeni g\u00f6stererek kullanmakla y\u00fck\u00fcml\u00fcd\u00fcr. Y\u00fcklenici, arsa sahibi taraf\u0131ndan sa\u011flanm\u0131\u015f malzemenin ay\u0131pl\u0131 oldu\u011fu anlar veya eserin gere\u011fi gibi ya da zaman\u0131nda meydana getirilmesini tehlikeye d\u00fc\u015f\u00fcrecek ba\u015fka bir durum ortaya \u00e7\u0131kt\u0131\u011f\u0131n\u0131 fark ederse bunu derhal arsa sahibine bildirmelidir.<\/p><ul><li><strong>Y\u00fcklenicinin Ay\u0131ptan Do\u011fan Sorumlulu\u011fu<\/strong><\/li><\/ul><p>Ay\u0131p; TBK\u2019nin 476. Maddesi gere\u011fi olarak y\u00fcklenicinin a\u00e7\u0131k\u00e7a yapt\u0131\u011f\u0131 ihtara kar\u015f\u0131n, Arsa Sahibinin verdi\u011fi talimattan do\u011fmu\u015f bulunur ise Arsa Sahibi ay\u0131ptan do\u011fan haklar\u0131n\u0131 kullanamayacakt\u0131r. Bu halin d\u0131\u015f\u0131nda, yap\u0131n\u0131n in\u015fas\u0131 s\u0131ras\u0131nda, y\u00fcklenicinin kusuru y\u00fcz\u00fcnden ay\u0131pl\u0131 veya s\u00f6zle\u015fmeye ayk\u0131r\u0131 olarak meydana getirilece\u011fi a\u00e7\u0131k\u00e7a g\u00f6r\u00fcl\u00fcyorsa, arsa sahibi bunu \u00f6nlemek \u00fczere verece\u011fi veya verdirece\u011fi uygun bir s\u00fcre i\u00e7inde y\u00fckleniciye, ay\u0131b\u0131n veya ayk\u0131r\u0131l\u0131\u011f\u0131n giderilmesi; aksi takdirde hasar ve masraflar\u0131 kendisine ait olmak \u00fczere, onar\u0131m\u0131n veya i\u015fe devam\u0131n bir \u00fc\u00e7\u00fcnc\u00fc ki\u015fiye verilece\u011fi konusunda ihtarda bulunabilir.<\/p><p>Arsa Sahibi kendisine teslim edilmi\u015f olan ba\u011f\u0131ms\u0131z b\u00f6l\u00fcmdeki mevcut ay\u0131plarla ilgili olarak, teslimden itibaren, i\u015flerin ola\u011fan ak\u0131\u015f\u0131na g\u00f6re imk\u00e2n bulur bulmaz eseri g\u00f6zden ge\u00e7irmek ve ay\u0131plar\u0131 varsa, bunu uygun bir s\u00fcre i\u00e7inde y\u00fckleniciye bildirmek zorundad\u0131r. Ay\u0131ptan kas\u0131t ba\u011f\u0131ms\u0131z b\u00f6l\u00fcm\u00fcn\u00fcn s\u00f6zle\u015fmeye ayk\u0131r\u0131 \u015fekilde in\u015fa edilmesidir. Bu kapsamda a\u00e7\u0131k ay\u0131plardan farkl\u0131 olarak gizli ay\u0131p halinde, kullan\u0131m sonucu bu ay\u0131plar\u0131 fark eden Arsa Sahibi, bu ay\u0131plar\u0131 derhal Y\u00fckleniciye bildirmelidir.<\/p><p>Arsa Sahibinin ay\u0131p halinde se\u00e7imlik haklar\u0131 mevcuttur. E\u011fer s\u00f6z konusu ay\u0131p, ba\u011f\u0131ms\u0131z b\u00f6l\u00fcm\u00fcn kullan\u0131lamayaca\u011f\u0131 veya hakkaniyet gere\u011fi arsa sahibinin kabule zorlanamayaca\u011f\u0131 nitelikte bir ay\u0131p ise bu halde Arsa Sahibi s\u00f6zle\u015fmeden d\u00f6nebilecektir. Bu nitelikte olmayan ay\u0131plarda ise tamir veya indirim talebinde bulunabilecektir.<\/p><ul><li><strong>Ruhsat ve Yap\u0131 Kullan\u0131m \u0130zni <\/strong><\/li><\/ul><p>Yasal olarak in\u015faata ba\u015flanabilmesi i\u00e7in gerekli olan ruhsat, Arsa Sahibi taraf\u0131ndan al\u0131nmaktad\u0131r. \u0130mar Kanunu\u2019nun 29. Maddesi; <em>\u201cYap\u0131ya ba\u015flama m\u00fcddeti<\/em> <em>ruhsat tarihinden itibaren iki y\u0131ld\u0131r. Bu m\u00fcddet zarf\u0131nda yap\u0131ya ba\u015flanmad\u0131\u011f\u0131 veya yap\u0131ya ba\u015flan\u0131p da her ne sebeple olursa olsun, ba\u015flama m\u00fcddetiyle birlikte be\u015f y\u0131l i\u00e7inde bitirilmedi\u011fi takdirde verilen ruhsat h\u00fck\u00fcms\u00fcz say\u0131l\u0131r.\u201d<\/em> h\u00fckm\u00fcn\u00fc havi olup, h\u00fck\u00fcm gere\u011fi, Y\u00fcklenicinin i\u015fe ba\u015flama veya biti\u015f tarihi kararla\u015ft\u0131r\u0131lmam\u0131\u015f olsa dahi, Y\u00fcklenici 2 y\u0131l i\u00e7inde yap\u0131 in\u015fas\u0131na ba\u015flamakla y\u00fck\u00fcml\u00fcd\u00fcr.<\/p><p>Tamamlanm\u0131\u015f yap\u0131ya ili\u015fkin olarak ise yap\u0131 kullan\u0131m izni al\u0131nmas\u0131 gereklidir. Bu izin \u0130mar Kanunu\u2019nun \u00a030. Maddesi h\u00fckm\u00fc uyar\u0131nca al\u0131nmakta olup, taraflar s\u00f6zle\u015fme ile bu iznin Y\u00fcklenici taraf\u0131ndan al\u0131nmas\u0131n\u0131 kararla\u015ft\u0131rabilirler.<\/p><p>Son olarak yeni tamamlanm\u0131\u015f yap\u0131, Emlak Vergisi Kanunu uyar\u0131nca emlak vergisine tabi olup, bu vergi y\u00fck\u00fcml\u00fcs\u00fc ise yasal ta\u015f\u0131nmaz malikidir.<\/p><ul><li><strong>Arsa Sahibinin Bor\u00e7lar\u0131<\/strong><\/li><\/ul><p>Kat kar\u015f\u0131l\u0131\u011f\u0131 in\u015faat s\u00f6zle\u015fmesinde Arsa Sahibinin temel borcu s\u00f6zle\u015fmede kararla\u015ft\u0131r\u0131lm\u0131\u015f olan arsay\u0131 teslim borcudur. \u0130\u015fbu arsan\u0131n imar plan ve projesine uygun olmas\u0131 ve yap\u0131 ruhsat izninin al\u0131nm\u0131\u015f olmas\u0131 gereklidir.<\/p><p>Teslim edilen arsan\u0131n ifaya uygun niteli\u011fe sahip olmad\u0131\u011f\u0131n\u0131 anlayan Y\u00fcklenici bu durumu derhal Arsa Sahibine bildirmelidir. Bu sayede Y\u00fcklenici sorumluluktan kurtulabilecektir.<\/p><p>Arsa sahibinin ba\u011f\u0131ms\u0131z b\u00f6l\u00fcm teslim borcuna ili\u015fkin olarak TBK\u2019nin 479. Maddesi; \u201c\u0130\u015fsahibinin bedel \u00f6deme borcu, eserin teslimi an\u0131nda muaccel olur\u201d h\u00fckm\u00fcn\u00fc havidir. Bu halde Arsa sahibinin arsa pay\u0131 devri borcunun, ba\u011f\u0131ms\u0131z b\u00f6l\u00fcm\u00fcn\u00fcn teslimi ile do\u011faca\u011f\u0131 a\u00e7\u0131kt\u0131r.<\/p><p><strong>Y\u00fcklenicinin Temerr\u00fcd\u00fc:<\/strong><\/p><p>Y\u00fcklenicinin; s\u00f6zle\u015fmede kararla\u015ft\u0131r\u0131lan yap\u0131y\u0131, zaman\u0131nda ve tam olarak ifa etmesi gerekmektedir. S\u00f6zle\u015fmede ifa zaman\u0131 belirlenmi\u015f ise, ifa o tarihte ger\u00e7ekle\u015ftirilmelidir. E\u011fer ifa taraflardan birinin yapaca\u011f\u0131 bildirime tabi tutulmu\u015f ise TBK 117\u2019nin uyar\u0131nca ifa tarihinin belirlenmesi gerekir. \u015eayet s\u00f6zle\u015fmede teslim tarihi konusunda bir a\u00e7\u0131kl\u0131k yoksa bu halde i\u015fin mahiyetine g\u00f6re i\u015fin teslim tarihi belirlenecektir.<\/p><p>\u0130fa tarihinin belirlenmemi\u015f olmas\u0131 halinde Y\u00fcklenicinin temerr\u00fcde d\u00fc\u015f\u00fcr\u00fclebilmesi i\u00e7in Arsa Sahibinin ihtar\u0131 gereklidir. Temerr\u00fct halinde Arsa Sahibinin, borcun ifa edilmesi i\u00e7in Y\u00fckleniciye s\u00fcre vermesi gerekli olup, TBK madde 124 gere\u011fi s\u00fcre verilmesini gerektirmeyen haller sakl\u0131d\u0131r.<\/p><p>Arsa sahibi, Y\u00fcklenicinin temerr\u00fcde d\u00fc\u015fmesi halinde; aynen ifa ve gecikme tazminat\u0131, ifadan vazge\u00e7erek m\u00fcspet zarar\u0131n tazmini veya s\u00f6zle\u015fmeden d\u00f6nmek suretiyle menfi zarar\u0131n tazminini talep edebilecek olup, bu se\u00e7imlik haklar\u0131n\u0131 TBK\u2019nin genel h\u00fck\u00fcmlerine g\u00f6re kullanabilecektir. Ancak bu se\u00e7imlik haklardan olan d\u00f6nme hakk\u0131n\u0131n kullan\u0131lmas\u0131 halinde genel h\u00fck\u00fcmlerden farkl\u0131 bir hukuki sonu\u00e7 meydana gelmektedir. \u015e\u00f6yle ki yasa gere\u011fi ani edimli bir s\u00f6zle\u015fmeden, taraflardan birinin d\u00f6nmesi halinde s\u00f6zle\u015fme ili\u015fkisi ge\u00e7mi\u015fe etkili olarak ortadan kalkmaktad\u0131r. Ancak bahse konu s\u00f6zle\u015fme bir kat kar\u015f\u0131l\u0131\u011f\u0131 in\u015faat s\u00f6zle\u015fmesi ise bu halde d\u00f6nmenin ge\u00e7mi\u015fe etkili olmas\u0131, hakkaniyete ayk\u0131r\u0131 sonu\u00e7lar\u0131n do\u011fmas\u0131na neden olabilecektir. Bu vesileyle her ne kadar ani edimli olan Kat Kar\u015f\u0131l\u0131\u011f\u0131 \u0130n\u015faat S\u00f6zle\u015fmesi\u2019nden d\u00f6nme beyan\u0131n teorik temelde ge\u00e7mi\u015fe etkili olmas\u0131 gerekse de d\u00fcr\u00fcstl\u00fck kural\u0131 gere\u011fince baz\u0131 durumlarda yaln\u0131zca ileri d\u00f6n\u00fck sonu\u00e7 do\u011furmas\u0131n\u0131n yerinde olaca\u011f\u0131 kanaatindeyiz.<\/p><p>Bu do\u011frultuda Yarg\u0131tay \u0130\u00e7tihad\u0131 Birle\u015ftirme B\u00fcy\u00fck Genel Kurulu\u2019nun 24.1.1984 tarihli 1983\/3 E. 1984\/1 K. say\u0131l\u0131 karar\u0131nda; <em>\u201c\u0130stisna s\u00f6zle\u015fmesinin bir t\u00fcr\u00fc olan in\u015faat s\u00f6zle\u015fmelerinde, m\u00fcteahhidin kendi kusuruyla i\u015fi muayyen zamanda bitirmeyerek temerr\u00fcde d\u00fc\u015fmesi nedeniyle s\u00f6zle\u015fmenin i\u015f sahibi taraf\u0131ndan feshi halinde, uyu\u015fmazl\u0131\u011f\u0131n kural olarak Bor\u00e7lar Kanununun 106-108. maddeleri h\u00fck\u00fcmleri \u00e7er\u00e7evesinde \u00e7\u00f6z\u00fcmlenmesi gerekece\u011fine; ancak, olay\u0131n niteli\u011fi ve \u00f6zelli\u011finin hakl\u0131 g\u00f6sterdi\u011fi durumlarda, Medeni Kanunun 2. maddesi h\u00fckm\u00fc g\u00f6zetilerek s\u00f6zle\u015fmenin feshinin ileriye etkili sonu\u00e7 do\u011furaca\u011f\u0131na, birinci ve ikinci toplant\u0131larda 2\/3 \u00e7o\u011funluk sa\u011flanamad\u0131\u011f\u0131ndan, 25.1.1984 g\u00fcnl\u00fc \u00fc\u00e7\u00fcnc\u00fc toplant\u0131da \u00e7o\u011funlukla karar verildi.\u201d<\/em> denilmek suretiyle TMK madde 2\u2019nin somut olaya uygulanmas\u0131 ile hakkaniyet gere\u011fi s\u00f6zle\u015fmenin ileriye etkili olarak ortadan kalkmas\u0131 gerekti\u011fine karar verilmi\u015f ve somut olay adaletini tesis edilmi\u015ftir.<\/p><p><strong>Sonu\u00e7<\/strong><\/p><p>Netice itibariyle Kat Kar\u015f\u0131l\u0131\u011f\u0131 \u0130n\u015faat S\u00f6zle\u015fmesi; kanunda d\u00fczenlenmemi\u015f olmas\u0131 nedeniyle taraflar aras\u0131nda pek \u00e7ok hukuki soruna neden olabilmektedir. Yarg\u0131ya yans\u0131m\u0131\u015f uyu\u015fmazl\u0131klarda her ne kadar \u00e7\u00f6z\u00fcm olarak TBK\u2019nin genel h\u00fck\u00fcmleri uygulanmakta ise de yukar\u0131da yer verdi\u011fimiz Yarg\u0131tay Karar\u0131nda oldu\u011fu gibi somut olay adaletinin sa\u011flanmas\u0131 amac\u0131yla genel h\u00fck\u00fcmlerden ayr\u0131lan uygulamalar da mevcuttur.
